Prior to Tenancy:
Viewings – Carry out accompanied viewings at the property with interested potential tenants.
Floor Plans – Ensuring the property meets new HMO regulations and for marketing.
Compliance – Ensuring the property is fully compliant with certificates in place and organising necessary works if required.
Right to Rent checks – Carrying out the initial and ongoing right to rent checks if required.
Contract Signing – Meeting with the Tenant/s to sign the Assured Shorthold Tenancy Agreement.
Inventory – Arranging for a professional Inventory and Condition Report of the property.
Check-in – Meeting the tenant at the property to hand over keys and providing a property information folder to include the EPC, How to Rent Guide, Gas Safety Certificate, and any other required documents.
During Tenancy:
Inspections – Carried out quarterly and a report provided both to the tenant and Agent as required.
Right to Rent Checks – Follow up checks for time limited Tenants.
Maintenance – Arranging if required.
Compliance – Arranging contractors to carry out inspections and provide certificates, ensuring the property remains compliant.
Regular contact with the Agent/Landlord to provide updates on how the tenancy is proceeding.
Notices – Arranging for notices to be served on the Tenants, if and when required.
Contact – For Tenants and Agents during office hours.
End of Tenancy:
Final Inspection – Arrange for the end of tenancy Schedule of Condition Report and forward to the Agent/Landlord.
